This short blog will show how to install flat roofing for those who are not commercial roofing contractors in Jacksonville but can manage simple DIY jobs. The same method applies whether you are installing a new flat roof or replacing an old flat roof that has deteriorated.
Level roofs are not totally flat but have a very moderate slope that directs rainwater towards the drainage system, which is often guttering. The joists are put lengthwise over the roof opening and firrings, which provide the needed gradient, are laid at right angles across the joists.
The decking or roof boards are subsequently installed on top of the structure, with insulating material often placed beneath. The planks or decking should be fastened or bolted to the furring.
The last component is the material that is put on top, at the sharp edge, to keep rainwater out and protect the entire structure, or expansion, from the weather. Until recently, this was almost always roofing felt or mastic asphalt. This was a disaster, had a life expectancy of only ten or fifteen years, and was renowned for releasing leaks well before that time had passed.
This material has since been mainly replaced with a single sheet of custom-made rubber cut to size, such as Carlisle EPDM products. This is incredibly robust, with a life expectancy of up to 30 years, and readily withstands everything the Arkansas climate can throw at it. Fitting it, on the other hand, is typically left to a Jacksonville commercial roofer, and the process requires two or three persons.
When installing this type of material, you should avoid not just rainy weather but also hot weather, as the rubber warms up fast and can become tough to handle.
Measure the flat roof area carefully, and then order an EPDM sheet large enough to easily cover the whole roof and spread outwards several inches in all different directions. Accommodate for any surrounding ridges by allowing the rubber to extend beneath the coping used to fit all-around the edge and fasten it.
Ensure that the rubber sheeting goes partially upwards and below the bottom line of tiles or slates in which the flat roof meets the pitched roof to prevent rain penetration. To guarantee a lasting attach of the rubber membrane to the roofing boards, use high-strength glue, and glue straight up to the edge to ensure there is no kink that might obstruct the drainage of rainfall away.
Any flashing that is required where the two roofs meet should be maintained as level as possible and put first, so that the rubber sheet rests above it and on a downward slope where the edge is, to prevent any future escape of rainwater to beneath the roof surface.
That is how to professionally install flat roofing. If you believe you will not be able to do the job yourself, consider hiring a reputable Jacksonville commercial roofing company like ACS Roof Maintenance to do it for you.
We provide Contract Maintenance: Building owners understand the need of building upkeep, yet roof maintenance seems to be a low priority. This might be owing to the “out of sight, out of mind” mentality, but it’s also likely due to the fact that servicing to the roofing system is not directly connected to any of the standard productivity measures used to evaluate management.
